Khatu Shyam Ji

Khatu Shyam Ji sits in Sikar district in the Shekhawati region of Rajasthan, about 80 km from Jaipur. The temple draws crowds through the year and enormous crowds during the Phalgun Mela, when the nishan yatra walks in from Ringas along the approach road.

The practical consequence for a buyer is that the town has grown around a road rather than around a centre. Ringas is the railhead and the point at which buses turn off, so the approach stretch carries almost all arriving traffic. A plot on that side is reached before the town congestion rather than after it.

Land here still costs a fraction of what it costs inside a Braj temple town, which is why the plots we sell in Khatu are roughly twice the size of what the same money buys in Vrindavan. Water is the constraint to ask about, not price — ask any seller where the water comes from and what the last test showed.

A large share of the families who buy here are Marwari households who already come every Phalgun and on the eleventh of each month, and are tired of hunting for rooms. That is a legitimate reason to buy. So is holding land in a town whose road and rail links are being upgraded. Neither is a guarantee, and we will not quote you a future figure.
