Before you pay anything

The five documents to ask any developer for

This applies to us as much as to anyone else. Ask, take the copies to your own lawyer, and verify them independently.

Land use conversion order

Agricultural land cannot lawfully be sold as residential plots until it is converted. Ask for the order, not a promise that it is coming.

Current khatauni / jamabandi

Take the copy and verify it independently at the tehsil. A photocopy handed across a desk proves nothing on its own.

Approved layout plan

With your specific plot marked on it, so the pillars on site and the paper agree.

Encumbrance search

At the sub-registrar office — Mathura for Vrindavan, Sikar for Khatu Shyam Ji. It costs very little and takes a day.

Your own lawyer

Bring one. Any developer who discourages you from doing so is telling you something important.
