What the rate does and does not include

The rate per square yard shown against each plot includes development charges — internal roads, drainage, the water line and electricity distribution up to your plot boundary, the boundary wall, the gated entry, and demarcation with corner pillars before registry.

It does not include stamp duty and the registration fee, which you pay directly at the sub-registrar office; GST where applicable; electricity and water connection deposits payable to the utility in your name; or preferential location charges on corner and park-facing plots where they apply.

Ask any seller to put that split in writing. A rate that looks low often has development charges waiting behind it.

Payment stages

Our plots are sold on a simple four-stage plan: a booking amount, a payment on the agreement to sell, one instalment, and the balance at registry. The booking amount is refundable in full for fifteen days if you change your mind. Full stage-by-stage figures for each project are on that project's page.

Buying from outside Uttar Pradesh

Any Indian citizen may buy converted residential land in Uttar Pradesh regardless of which state they live in — there is no domicile requirement for non-agricultural land. NRIs holding an Indian passport may also buy. OCI card holders should take their own advice on FEMA before making any payment.
