How near is near enough

Land immediately beside the Khatu Shyam Ji temple is scarce, expensive and largely already built on. Most of what is offered as "temple-adjacent" is either very small, very dear, or neither of those things and simply mis-described.

Our project sits 1.2 km out on the Ringas approach — about fifteen minutes on foot. That is close enough to walk for darshan on an ordinary day and far enough to park a car, build a house of a usable size and reach the plot without crossing the town's worst congestion.

Phalgun, and what owning here is actually for

Most families who buy at Khatu do so because they already come — every Phalgun for the mela, and on the eleventh of each month — and they are tired of hunting for rooms each time. Owning here is about not having that problem again, and having room for the whole family in one place.

That is a legitimate reason to buy. So is holding land in a town whose visitor numbers have grown steadily and whose road and rail links are being upgraded. Neither is a guarantee.

What we will not tell you

We will not quote a resale figure, an expected appreciation percentage or an assured return for land near the temple or anywhere else. It would be a guess in any case. If a seller here gives you a number, ask what it is based on and watch what happens next.

Next step

Come and see Khatu Shyam Ji for yourself.

Pick a morning that suits you. We will meet you at the gate, walk you across the plots, show you the corner pillars and put the papers in front of you — with no obligation to buy anything.
