Vrindavan

A temple town 150 km from Delhi, with an expressway and a new international airport on its doorstep.

Mathura district, Uttar Pradesh

Buying in Vrindavan

A town of about 75,000 residents that receives several million visitors a year. Both facts are true at once, and which one matters more depends entirely on why you are buying.

Vrindavan is where Krishna is said to have spent his childhood, and the town has been continuously inhabited as a place of pilgrimage since the sixteenth century, when the Gaudiya Vaishnava saints located and rebuilt the sacred sites. The Madan Mohan and Govind Dev temples date from that period.

For a buyer, the practical consequence of that history is density. The old town inside the Parikrama Marg is tight, layered and largely unbuildable — you are buying into an existing fabric, not an empty field. Land there is scarce and expensive and the plots are small. Land outside the ring, along Chhatikara Road and toward the expressway, is plentiful and cheaper, and you will need a vehicle for darshan.

The annual rhythm matters more than most buyers expect. Kartik brings the largest crowds, Holi in Phalgun brings a different and rowdier crowd, and Janmashtami fills every room in town. If you intend to live here, visit in Kartik before you buy, not in a quiet month.

Anyone who quotes you a future price for land in Mathura district is guessing. The Jewar airport is real and the expressway is real; what they will do to plot rates here is not something we or anyone else can honestly promise.

Connectivity

How people actually get here

Distances are from the town centre. Journey times vary sharply during festival periods.

Yamuna Expressway The Vrindavan cut at Chhatikara puts Greater Noida about two hours away and Delhi about two and a half in normal traffic. 8.5 km
Mathura Junction A major Delhi–Mumbai and Delhi–Chennai route stop with trains through the day. This is how most buyers from outside NCR actually arrive. 12 km
Vrindavan railway station A small local station on the Mathura branch line. Useful, but not a substitute for Mathura Junction. 2.2 km
Noida International Airport, Jewar About an hour up the expressway. Its phased opening is the development everyone in the Mathura land market talks about. 68 km
Indira Gandhi International Airport, Delhi Still the airport most overseas family members will actually land at. 160 km

Landmarks worth seeing yourself

Before you decide which side of town to buy on, walk to these at the hour you would actually go.

Banke Bihari Mandir

The town's centre of gravity. Mangala aarti is not held daily here as at some temples — check the day's schedule rather than assuming.

Radha Raman and Radha Damodar

Older, quieter, inside the lanes. Where residents go when the main temple is impassable.

Prem Mandir

Modern, on the outer road, with parking. The one most first-time visitors from NCR see first.

ISKCON Krishna Balaram Mandir

On Bhaktivedanta Swami Marg. The area around it has the most developed civic infrastructure in town.

Keshi Ghat, Yamuna

The riverfront. Worth walking to at dawn before you decide which side of town you want to live on.
